These Terms and Conditions ("Terms") govern your use of the SpaceOS Tenants app and the tenant.spaceos.in portal (together, "SpaceOS Tenants"), operated by Amigo Labs. By creating an account or using SpaceOS Tenants, you agree to these Terms.

What SpaceOS Tenants Is

SpaceOS Tenants is a resident portal that lets you view your unit and agreement details, track rent and payments, respond to visitor requests at your gate, raise maintenance complaints, and submit a notice to vacate — for a property that your owner or manager runs on SpaceOS.

Amigo Labs provides the software only. We are not a party to your tenancy or rental agreement, we do not own, manage, lease or broker the property, and we do not decide your rent, deposit or agreement terms — those are between you and your property owner/manager.

Accounts and Access

• You must provide accurate information and keep your login (phone/email + one-time code) secure.
• You are responsible for all activity under your account.
• Identity verification, if used, may link your records across properties under one identity — see our Privacy Policy for details.
• You must not share your login with unauthorised persons or use SpaceOS Tenants for unlawful purposes.

Visitor Approvals

The Visitors feature lets you approve or reject entry requests at your property's gate. You are responsible for the decisions you make; SpaceOS Tenants and Amigo Labs are not liable for outcomes resulting from a visitor being approved or rejected, or for entries handled directly by gate staff.

Payments

Where your owner enables online rent payment, transactions are processed by third-party payment gateways; gateway charges or taxes may apply. Payment amounts, due dates and receipts are set by your owner/manager. Disputes about rent amount, deposit or refunds are between you and your owner — SpaceOS Tenants only reflects the records your owner maintains.

Notices, Complaints and the Tenant Passport

• Submitting a notice to vacate through the app does not by itself satisfy any legal or lease notice-period requirement — follow your tenancy agreement and applicable law.
• Complaint and maintenance requests are routed to your owner/manager; response time and resolution are their responsibility, not ours.
• If you generate a Tenant Passport share link, you are responsible for who you share it with. Anyone holding that link can view the summary on it until you revoke it or it expires.

Acceptable Use

You agree not to:

• Upload false, unlawful or unauthorised information, including impersonating someone else during identity verification.
• Use SpaceOS Tenants to harass gate staff, owners, managers or other residents.
• Attempt to bypass security, scrape the service, or disrupt our systems.
• Reverse engineer, resell or misuse SpaceOS Tenants without written permission.

Notifications and Messages

We may send you push, WhatsApp, SMS or email notifications for gate visitors, rent due dates, payment confirmations, complaint updates and notices. These are utility messages tied to your tenancy, not marketing. You can disable push notifications from your device settings.

Service Availability

We work to keep SpaceOS Tenants reliable, but the service may be interrupted by maintenance, outages, third-party failures (including your owner's connectivity or systems) or events outside our control. Features may change as the product evolves.

Limitation of Liability

To the maximum extent permitted by law, SpaceOS Tenants and Amigo Labs are not liable for indirect, incidental, special or consequential damages, or for losses arising from your tenancy relationship, disputes with your owner/manager, third-party payment or verification providers, or unlawful use of the service by any party.

Suspension or Termination

Your access may be suspended or ended if your tenancy ends, your owner removes you from the property, we believe your account violates these Terms or creates legal or security risk, or you ask us to close it. Some rental-history data may be retained as described in our Privacy Policy.

Governing Law

These Terms are governed by the laws of India. Courts in India will have jurisdiction, subject to applicable law.
